The following rules, regulations and policies are provided for your convenience and is not all inclusive of the
Homewowners Association's Declaration of Covenants.  This information serves as a quick reference to frequently
asked questions.  You should refer to your Association's Declaration of Covenants for additional and detailed data.

Dues      Homeowners Association fees are due on the first of each month.   Dues not received by the 15th of the month are delinquent.  If dues are not received by the end of the month due, a late charge of $25.00 is applied.
Alterations      No exterior alterations, modifications, or additions are allowed without prior written consent of the Board of Directors and the Architectural Review Committee.  A request must be made in writing to the Committee if you plan any change to the exterior of your home.  This includes fencing and major landscape changes.
Land Use      No lot shall be used except for residential purposes.  No building shall be erected, altered, placed or permitted to remain on any lot other than one detached single-family dwelling not to exceed three stories in height, and outbuildings incidental to residential use.  Operating a business from your home is not permitted.
Maintenance of Lots      If in the opinion of the Board, an owner fails to maintain his property in a neat and orderly condition or otherwise neglects his property and allows unsightly conditions to develop, the Board, after thirty (30) days written notice to the owner, may, but is not obligated to, take steps to remedy the problem at the owner's expense.  This includes vacant lots.
Prohibition of Television Antennae & Clotheslines  Television antennae and outdoor clotheslines are prohibited on properties of Olde Raleigh.
Satellite Dishes      Satellite dishes 18 inches or less may be placed out of sight from street.
Vehicle parking      The parking of vehicles on the streets of Olde Raleigh is generally prohibited except for guests who will remain for a short time.  Parking should be temporary and not extend to overnight parking on the streets.  Homeowners should park in their driveways or parking pads.  Recreational vehicles and trucks are never permitted to be parked on the street or where visible to the adjoining property owners.  July, 2006 Update:  Revised Olde Raleigh traffic rules and regulations located in the Residents Only Area.
Speed Limit     The speed limit on all streets in Olde Raleigh is 20 miles per hour.  Exercise care when driving through the neighborhood in order to ensure the safety of all residents and guests.
Common Areas      Every homeowner should protect his interest in the common areas.   Please do not abuse these areas by way of littering
Trash Containers Trash containers and trash should be kept in the garage or an enclosed utility yard and not visible from the street or an adjacent lot. Trash and containers should not be put out ahead of the regular schedule and should not be left out after trash is collect. The holiday schedule for trash pick-up is always announced in the newspaper the week prior to the holiday. If your trash is not collected, call the Sanitation Division at 831-6890 or 831-6522.
Pets      All pets shall be kept under the direct control of their owners at all times and shall not be allowed to run free or otherwise interfere with the residents.  Any inconvenience, damage, excrement or other unpleasantness caused by any pet shall be the responsibility of the owner.  Pets must not disturb or annoy residents or guests.  These requirements are in accordance with the Raleigh City Leash Ordinance.
Noise      Being thoughtful of one's neighbor is especially important in a community such as Olde Raleigh.  Loud noises from television, stereo equipment, musical instruments, annoying pets, and other disturbances should be avoided at all times, especially between the hours of 11:00pm and 8:00am.  If a homeowner should be disturbed by a loud noise, he should first contact the on-duty security personnel.   If the disturbing party is uncooperative the local law enforcement agency should be contacted.  The management office or Board of Directors should be contacted the next business day.
Fishing      The lake is part of your recreational facilities.  The lake across the street from the clubhouse is owned by the Association.  The following guidelines apply:  1.  All family members of homeowners may fish at any time.   2.  House guests may fish with or without the personal presence of the homeowner.  3.  Small outings of youngsters may fish if accompanied by the homeowner.  (Example:  scout group).  4.  Fish may be retained or released.  (Use judgment on size).  5.  There are no provisions for homeowners to issue a letter to authorize other people to use the lake or any other facility.  However, the homeowner may accompany the guest without special permission.
Tennis Courts     Printable copy of complete set of tennis court rules.  The following rules apply:  The courts are for the use and enjoyment of the Olde Raleigh Homeowners and their guests.   Members must accompany guest.  1.  Play is limited to one hour if someone is waiting to use the court.   2.  Proper attire is required at all times, including smooth soled tennis shoes.   3.  Proper tennis etiquette should be observed at all times.  4.  GLASS of any sort is NOT ALLOWED on the court.   5.  Skateboards, bicycles, roller blades, or skates are NOT permitted on the courts.  6.  Please use trash receptacles properly.  7.  Benches should remain on the courts at all times.  8.  Misuse of the facility will result in loss of court privileges. 9. Please shut the gate before you leave the courts.
Outdoor and indoor pools     Printable copy of complete set of pool rules.  Outdoor pool opening May 27, 2011.  1.  Outdoor Pool Hours are from 6:00am-8:30pm; Indoor Pool Hours are from 6:00am – 11:00pm.  2.  Please use pool at your own risk.  We do not have a lifeguard on duty at any time.  3.   Children under 16 years old must be accompanied by a parent or other adult.   (The accompanying adult must be 18 years of age or older).  4.  Proper swim attire is required at all times.  (This means bathing suit attire, no cut-offs, street clothes or underwear).     5.  All family members of homeowners may use the pool at any time.  Guests of members will be allowed at no charge.  Members must accompany their guests and accept full responsibility for them.  6.  In order to respond to suggestions from the "older set," it was agreed that ten minute adult swim periods would be observed, on the hour.  7.  Please clean up your area when leaving pool and discard trash in appropriate containers and close the umbrellas.  8.  Smoking is not permitted in the indoor pool area or inside the building.  9.  The following items will not be allowed inside the pool area:  a.  Bicycles, skateboards, scooters, rollerblades, etc.  b.   Pets.  c.  Large floats, floating chairs  d. Large balls or playing devices.   e.  Glass objects.  10.  Pool parties may be scheduled by contacting PPM prior to the event.  The outdoor pool may not be used after 8:30 PM, music must end by 11:00 PM and the event must be concluded by 11:00 pm.   Homeowners may not have exclusive use of the pool facilities.  Failure to comply with the rules may result in revocation of pool privileges.

By order of the Wake County Health Department the following rules must be followed by all members and guests.  If a violation is cited, it may cause the pool to close.
  1. GLASS CONTAINERS of any kind are PROHIBITED IN THE POOL OR DECK AREAS!  (Glass breakage may cause the pool to be closed for an extended period of time.)
  2. THE GATE TO THE POOL AREA MUST REMAIN CLOSED AT ALL TIMES.  Do not prop the gate open in any way!  This violates a health regulation in Wake County and poses a real danger to our young residents.  This also applies to pool parties.
  3. PETS ARE NOT ALLOWED ON THE PREMISES.
Training pants with snug fitting rubber pants or swim diapers are required for any infant/child not toilet trained.  Fecal contamination will cause the pool to close while water treatment is conducted.
Ponds   Printable copy of complete set of pond rules.  1.  Swimming and wading in the ponds is prohibited.  Please be advised that there are large snapping turtles in the ponds that may cause injury.  2.  Community accesses to the ponds are from the common areas only.  3.  Permission to access any other area of the pond should be obtained from each individual homeowner that lives on the pond.  4.  "Catch & Release" fishing is permitted from the common area banks of the pond.  5.   Small non-motorized boats, paddleboats, kayaks, or canoes are permitted on the pond.  Children under the age of 16 must be accompanied by an adult.  6.   North Carolina State Small Craft Safety Standards and Regulations must be followed while on the pond.  Lifejackets are required.  7.  Boats may not be stored on the banks of the pond.  8.  All boats should stay off the shoreline as a courtesy to those who reside on the ponds and maintain a safe distance from the fountains and the dam overflow areas.  9.  Tampering with the fountains and dam controls is prohibited.  10.  Littering in or around the pond is prohibited.  11.   As with any water activity, for your safety, it is highly recommended that individuals never access the pond areas alone.  12.  The Olde Raleigh Homeowners Association is not responsible for any injury or incident that may occur in or around the pond areas.  Use of the pond areas is at your own risk.
Clubhouse      We encourage the use of all facilities in Olde Raleigh by homeowners.  We have a major investment in the amenities and suggest you consider their use for social events.  In order to schedule parties, please use the following guidelines:  1.  Smoking is prohibited in clubhouse and indoor pool area.   2.  Contact PPM, Inc. at 848-4911 to make preliminary arrangements.  3.   If facilities are available on your requested date, confirm with a note providing times, details, etc., and include a damage deposit check for $100.00 and a rental charge fee of $35.00. 4.  If you use either pool please confine activities to the pool area.  We do not want "wet traffic" between the club room and pool.  Also, observe all normal pool rules. 5.  Please clean up after the event is over.  Remove all trash and rearrange furniture, vacuum floors, tidy bathrooms if necessary.  Trash containers are provided behind the clubhouse. 6.  PPM, Inc.  will inspect the area after the event and return your check.  if food is brought into the clubhouse, please monitor activities as you would in your own home.  We want to avoid unnecessary spills and stains.  Please be aware that a private party does not preclude use of the facilities by other members of the Association.  The above procedures should assist in a smooth operation with a minimum of rules.  The Board reserves the option to revise these guidelines if necessary.
Signs      No sign of any kind, except an owner and street number identification, shall be displayed to the public's view on any lot except one professional sign of not more than five square feet advertising the property for sale or rent, or signs used by a builder to advertise the property during the construction and sale period unless prior approval of the developer of Architectural Committee has been obtained.
Temporary Structure      No structure of a temporary character, trailer, basement, tent, shack, garage, barn, or other outbuilding shall be used on any lot at any time as a residence, either temporarily or permanently.
